FORECAST 2015 / STORM & SECURITY PROTECTION 19 and completely eliminate red rusting from the fastener. "Of all of the elements that corrode metal, moisture and salt in the air are the largest contributors to corrosion in Florida," says Doug Thomas of Weather Guard, Ormond Beach, FL. He agrees that "the most effective fastener is stainless steel because of its ability to resist corrosion. However, the proximity of the structure to the shoreline, the amount of moisture in the air, wind speeds and direction all play a role in determining metal failure. A balcony on one side of a building opposite the surf zone will have completely different fastener dynamics than a balcony extending into the direct spray of a crashing ocean." Wave action and direct sea spray are difficult factors to overcome in the war on corrosion. The many unpredictable factors in a building environment makes it impossible to predict when corrosion will reach a level of failure, but a contractor or a purchaser of a contractor's services needs to understand that fasteners will be less effective in the future than at the time of installation. Therefore, the buyer or builder should take every opportunity to upgrade to the best available option at the time of installation to protect buildings and occupants from a catastrophic failure. The insurance industry needs to develop a fastener inspection system that accounts for corrosion variables and includes a visual inspection from a qualified inspector. Based on the inspection results, the insurer could issue debits or credits based on the life expectancy of the fastening system, and thus provide a vehicle for change in the building industry.
