On behalf of Pinnacle Real Estate Partners, we would like to say "Thanks" to our clients, advertisers, friends, and the various businesses that have allowed us to distribute our new magazine. They made the first edition of Pinnacle Magazine a great success. We are so very fortunate to have such a wonderful group of people supporting Pinnacle, that we are now able to introduce our second issue. We have found areas that we can improve on in the magazine, but we have also found that the bar has been raised in terms of the quality of the magazine and the content that our readers want. We are striving to provide the best possible informative and relevant content for the Lake Area. If you have questions about articles or a suggestion for future articles, please drop us an email, we would love to hear from you. There are always questions about Lake Area real estate that sometimes can be hard to find. As real estate professionals, we sometimes find it hard to answer our own questions, so we can only imagine the difficulty other people face. There are so many websites that claim to have all the answers about specific areas of real estate, but most are not accurate. We are a nondisclosure state, so information about the selling prices of property is not public record. Therefore the websites that some people research, do not have the best information. In March 2010, we started tracking the active listing inventory on a weekly basis. We felt this was particularly important not only for our clients, but for us to identify trends in the market as they are developing instead of waiting till it has happened when it may be too late to react to those trends. As an example, in March 2010 there were 1,326 condominiums on the market. As of December 31, 2016 there were 459 condominiums on the market. Realtors sold 724 condos in 2016, so a new market is developing in favor of the sellers. Keep in mind, there are no known new condo developments coming on board at this time. A summary of inventories in March 31, 2010 and then on December 31, 2016 shows that, unlike the past, we had an approximate 6 to 7 month supply of condos. Pinnacle's staff spends a considerable amount of time analyzing what is happening in our local real estate market.
