SMALLER, SMARTER, BETTER MODEL HOMES AT IBS SHOW THE WAY One of the best experiences of attending the International Builders' Show is leaving the exhibit hall to tour homes built specifically for this event. These homes are the flesh and blood of the industry; living proof of new techniques, new ideas, trends and products that can be put to use today. Each year the National Association of Home Builders, spon- sors of the IBS, showcase The New American Home, which is built off-site. The 2012 home, designed and built by Phil Kean in Winter Park, FL, honored the classic architecture of the 1960s and '70s while taking advantage of current technologies and design trends. The home focuses on functional and transitional spaces and at- tention to detail instead of square footage and the design uses space efficiently to create a calm and serene living environment. The latest green building products and methods are factored into every aspect of the home's design. It was designed to achieve "emerald" status under the green building certification process administered by the NAHB Research Center and based on prin- ciples set forth in the ICC 700-2008 National Green Building Standard™ certified by ANSI. Kean designed The New American Home 2012 to take maximum advantage of Florida's friendly climate. Walls of movable glass panels and motorized screens provide a seamless flow from the indoor to the outdoor spaces. At 4,181 square feet, the home is the smallest in The New American Home series in many years. As displayed for the IBS, it has a two-bedroom floor plan that will appeal to empty nesters, and will have four additional rooms that could be converted to bedrooms if needed. And while the home might appeal to some as a dream home, it was raised in the full light of reality on an infill site in an older neighborhood close to downtown Winter Park. Amenities within walking distance include shops, restaurants and a public library. Built on-site in the parking lot of the 2012 IBS was the latest in the NextGen Companion Homes™ Series. The homes are designed to meet the market demand for small footprint homes that satisfy the generational needs of the American family. "Gone 12 are the days when a home purchase was a brief stop on the way to an even larger residence," stated Paul Barnett, president, iShow Media, producers of the NextGen Home Experience® Series of National Demonstration Homes. "Today families want to settle down in a home that costs less to operate, is built to last and designed with floor plans that have flexibility to adapt as needs change in the family cycle of life." The Companion Homes Series is built around the CoreWall concept. In this design, the home's mechanicals are centralized in one compact, accessible block integrated with the living space. The main building block can include a kitchen, living room, bath and bedroom. Additional living spaces are added on as modules that can include additional bedrooms, a home office, more bathrooms and even vertically as a second story or higher. The series of homes will include: A Multi-use Studio/ Office/Guest Home; One Bedroom, Two Bedroom and Three Bed- room models. "The word companion was chosen because the first three homes in the Companion Series are designed to be a Companion Home™, sharing the same lot as an existing home," explained Barnett. "They are ideal for use as a CareCottage, guest home, lodging for aging parents or extended family and much more." The series also will include the ability for the home to be on a standalone lot with the design flexibility to add modules such as additional rooms or a garage. The award winning Martin Architectural Group and its Green Studio team led by Mike Rosen, took charge of the floor plan and elevation designs. The homes will be built by TownHomes LLC, and built to the next generation of energy saving codes, green friendly and examples of next generation design for the American Family.
